Q: Is there an HOA?
A: No, there is no Home Owner’s Association in Manchester Heights.
Q: What landscaping is included?
A: Full Bermuda sod in the front, side, and back yards. A full sprinkler system with rain sensor (to help with water bill savings) and zone control. Full 6′ cedar fencing with steel posts and a 3′ gate. Two 3.5 caliper trees and some plantings are also included.
Q: Is the community electric or gas? Is there an option to add gas?
A: Manchester Heights is full electric. There is no gas service currently available to the community. However, as an alternative, we can make arrangements to install an induction range or plumb for a gas range with a 100-120 gallon propane tank as an upgrade option.
Q: What infrastructure do you have for internet?
A: We are proud to have fiber run to every home with a zero footprint, meaning all lines and equipment are run underground and out of sight.
Q: Are there sidewalks?
A: Phase 1 does have sidewalks throughout the subdivision. The seven custom lots in Phase 2 with a Kimball Street address will have culverts and no sidewalks.
Q: Is 2CB Builders an Energy Star Certified builder?
A: Yes, and all homes in Manchester Heights will be Energy Star Certified.
Q: What type of foundation is my home built on?
A: 2CB Builders performs a soils test and has the foundation specifically egineered to that lot. We utilize post-tension slab foundations. What does “post-tensioning” mean? It is a method for pre-stressing concrete that strengthens the foundation. A full reading of the technology can be found HERE.
Q: What materials are being used on the exterior of the homes?
A: A 30 year composition roof is installed. James Hardie siding is installed on the exterior of the homes and more information about Hardie Siding and its advantages can be found HERE. Austin Stone is also used on all homes as an accent feature.
Q: What schools will my kids be attending?
A: Manchester Heights feeds into Mansfield ISD with the following schools serving the neighborhood.
Annette Perry – Elementary. Mary Orr – Intermediate. Rogene Worley – Middle. Lake Ridge – High School.

Q: What type of warranty is included?
A: A 1-year builder workmanship warranty is included with every home, as is a 2-10 home warranty through American eBuilder. A sample warranty can be found at the following link: Sample Warranty

Q: Do you work with realtors?
A: Yes, we love realtors! Realtors must be present with their client on their first visit or register their client prior to their first visit. 2CB Builders, LLC requires two realtor documents. Click HERE to download our Broker Registration Agreement and HERE to download our Realtor Policy.
Q: Are there any specials currently being offered?
A: Yes! We offer a Military Special of $750 at closing for those of you that currently serve or have previously served our country. Additionally, we will pay your title policy if you use our preferred lender, Mike Steele, of Gateway Mortgage. You will find his work ethic and attention to detail second to none. You can reach Mike at (817) 832-1820. And what do we get out of you using Mike? The only benefit to us is knowing that you will have a pleasant experience and not deal with disappointment from a lender that does not come through or has to push back your closing date. We have worked with Mike for 16 years and not once has anything ever fallen through the cracks.
Q: What is the difference between Phase 1 and Phase 2?
A: In Phase 1 there are 8 wonderful floor plans with 2 different elevations each. In Phase 2 buyers can make structural changes to those plans or sit down with our designer for a full custom plan.
